The Address & The Vision

Buying from Abroad

Sobha Aeries is conceived as a twin-tower apartment address in Ollur, Thrissur, built by Sobha Limited, a developer whose India operations have grown out of a model of doing almost everything in-house rather than outsourcing the pieces that determine long-term quality. For an NRI evaluating a purchase from another country, that distinction matters more than most marketing language ever will, because it shifts the question from can I trust what I see in a brochure to can I trust the same standard when I am not there to check on it myself.

The two residential wings are planned to rise to 149.5 metres each, with a dedicated recreational block of Ground plus two floors set apart from the towers themselves. This separation of living space and shared amenity space is a deliberate design choice, meant to give residents a lifestyle rhythm that does not depend on being in Thrissur every week, which is precisely the situation most NRI owners are in.

SOBHA has been delivering projects for three decades now, with its backward integration model built to keep control over quality and timelines in-house rather than through subcontracted layers. That approach, applied consistently across the group's Bangalore, Chennai, Pune, and Kerala portfolios, is the same one being carried into the twin towers at Ollur, where structural scale and finish are meant to hold up under the kind of scrutiny a buyer applies when they cannot personally walk the site every month.

Thrissur's residential market has been drawing steady interest from NRIs for reasons that go beyond sentiment. The Ollur Road corridor has grown into an investment zone for families, NRIs, and seniors who value serenity and community living, offering a balance between city convenience and freedom from congestion that supports both settlement and recurring rental income. A new launch in this corridor, from a developer already present nearby, arrives with fewer unknowns than a first-time entrant would carry.

What follows on this page is deliberately narrow: how an NRI actually funds, documents, and manages a purchase at Sobha Aeries without needing to be physically present in Kerala at every step.

About the Developer

Sobha Limited

Sobha Limited was founded in 1995 by P.N.C. Menon, who brought three decades of glorious experience in creating interiors of palaces and masterpieces in the Middle-East before starting the company in Bengaluru. Headquartered in Bengaluru, the company went public in 2006 with its IPO on Indian stock exchanges, and the company changed its name to Sobha Limited on 18 August 2014. Over three decades, Sobha has grown to operate across 27 cities in 14 Indian states, and has completed approximately 148 million square feet across 467 projects, spanning apartments, villas, plotted developments and townships.

What distinguishes Sobha Limited is its backward integration model, unique among listed Indian real estate companies, under which design, engineer, source and manufacture a range of building materials, all executed by trained and skilled professionals rather than outsourced to vendors. Four factories spread across 25 acres in Bangalore deliver a range of building products for delivering in-house projects as well as to a large customer base in both commercial and retail segments. Each residential unit undergoes 1,456 quality checks before handover, and the model is the subject of a Harvard Business School case study on backward integration in real estate.

Sobha's portfolio spans residential apartments, villas, plotted developments and integrated townships, alongside a substantial contractual construction business. Signature addresses include Sobha Neopolis, Sobha Dream Acres, Sobha City Gurgaon Sector 108, and the Sobha One World township in Hoskote, East Bangalore, described as an integrated township in Hoskote, East Bangalore, spread over 300 acres. On the contractual side, the company has built facilities for multinational corporate clients namely HP, Infosys, Bosch, Biocon, DELL and Timken. Beyond Bengaluru, Sobha has expanded into Delhi NCR, Coimbatore, Kerala, Chennai, Hyderabad, Pune and GIFT City, with Mumbai and Greater Noida among its newer markets.

The company's ownership philosophy is anchored in founder P. N. C. Menon's principle of Passion at Work and a refusal to outsource quality, a principle that became the defining trait of the business and remains its central differentiator three decades later. The company is today chaired by Ravi Menon and is headquartered in Bengaluru, which is also its strongest and most established market. As a company listed on BSE/NSE since 2006, Sobha operates under institutional-grade financial transparency, while its backward-integrated structure means the result is fewer delays, tighter cost control, and stronger build quality than models relying on external contractors.

Frequently Asked Questions

Can NRIs buy an apartment at Sobha Aeries in Ollur, Thrissur without travelling to India?+
Yes. An NRI can execute a registered Power of Attorney in favour of a trusted representative to complete booking, agreement execution, and registration formalities on their behalf, provided the PoA is notarised in the country of residence and registered in India, while the final sale deed is still issued in the NRI buyer's own name.
Which bank accounts can be used to fund a unit at Sobha Aeries?+
Payments must route through NRE, NRO, or FCNR accounts, or via direct inward remittance through normal banking channels such as SWIFT or wire transfer, so that the transaction carries a clear audit trail as required under FEMA.
Is Sobha Aeries RERA registered, and how does that affect NRI buyers in Kerala?+
As a new launch, Sobha Aeries will be brought under the Kerala Real Estate Regulatory Authority framework before unit sales commence, in line with how Sobha's other Thrissur developments are K-RERA registered; the specific registration number is issued as the project reaches sales-ready status.
Can rental income or resale proceeds from Sobha Aeries be repatriated abroad?+
Yes. Rental income and sale proceeds are first credited to an NRO account after applicable tax deduction, and can then be repatriated up to USD 1 million per financial year on submission of Form 15CA/15CB, subject to the property not being agricultural or farmland, which NRIs cannot hold.
What TDS applies if an NRI later sells a unit at Sobha Aeries?+
The buyer must deduct TDS at 20 percent on the sale consideration for property held over two years, rising to 30 percent for a sale within two years of purchase, with the NRI seller able to apply for a lower-deduction certificate from the Income Tax Department.
Where exactly is Sobha Aeries located, and how far is it from Cochin International Airport?+
Sobha Aeries sits in Ollur, Thrissur, close to NH544 and the Ollur and Thrissur railway stations, with Cochin International Airport at Nedumbassery roughly 47-50 km away, keeping the address within comfortable reach for NRI owners flying in for visits.
