About the Developer

Sobha Limited

Sobha Limited was founded in 1995 by P.N.C. Menon, who brought three decades of glorious experience in creating interiors of palaces and masterpieces in the Middle-East before starting the company in Bengaluru. Headquartered in Bengaluru, the company went public in 2006 with its IPO on Indian stock exchanges, and the company changed its name to Sobha Limited on 18 August 2014. Over three decades, Sobha has grown to operate across 27 cities in 14 Indian states, and has completed approximately 148 million square feet across 467 projects, spanning apartments, villas, plotted developments and townships.

What distinguishes Sobha Limited is its backward integration model, unique among listed Indian real estate companies, under which design, engineer, source and manufacture a range of building materials, all executed by trained and skilled professionals rather than outsourced to vendors. Four factories spread across 25 acres in Bangalore deliver a range of building products for delivering in-house projects as well as to a large customer base in both commercial and retail segments. Each residential unit undergoes 1,456 quality checks before handover, and the model is the subject of a Harvard Business School case study on backward integration in real estate.

Sobha's portfolio spans residential apartments, villas, plotted developments and integrated townships, alongside a substantial contractual construction business. Signature addresses include Sobha Neopolis, Sobha Dream Acres, Sobha City Gurgaon Sector 108, and the Sobha One World township in Hoskote, East Bangalore, described as an integrated township in Hoskote, East Bangalore, spread over 300 acres. On the contractual side, the company has built facilities for multinational corporate clients namely HP, Infosys, Bosch, Biocon, DELL and Timken. Beyond Bengaluru, Sobha has expanded into Delhi NCR, Coimbatore, Kerala, Chennai, Hyderabad, Pune and GIFT City, with Mumbai and Greater Noida among its newer markets.

The company's ownership philosophy is anchored in founder P. N. C. Menon's principle of Passion at Work and a refusal to outsource quality, a principle that became the defining trait of the business and remains its central differentiator three decades later. The company is today chaired by Ravi Menon and is headquartered in Bengaluru, which is also its strongest and most established market. As a company listed on BSE/NSE since 2006, Sobha operates under institutional-grade financial transparency, while its backward-integrated structure means the result is fewer delays, tighter cost control, and stronger build quality than models relying on external contractors.

What Makes Us Different

Our Specialties

Backward-Integrated Construction

Sobha Limited is one of the fastest growing and only backward integrated real estate brands in the country, controlling design, engineering, sourcing and manufacturing in-house rather than outsourcing to vendors. Four factories spread across 25 acres in Bangalore deliver a range of building products for delivering in-house projects as well as to a large customer base. This model is the subject of a Harvard Business School case study on backward integration in real estate.

Bengaluru Residential Leadership

Bengaluru is Sobha's strongest and most established market - the company has the largest premium-residential delivery footprint in the city. Its Karnataka portfolio spans the full spectrum from luxury apartments to integrated townships to plotted developments, anchored by long-running communities like Sobha Dream Acres. The company's headquarters and original manufacturing base are also based in the city.

Integrated Townships & Villas

Sobha Limited's township portfolio includes large, multi-year developments such as Sobha Neopolis, Sobha Dream Acres, Sobha City Gurgaon Sector 108, and the Sobha One World township, an integrated township in Hoskote, East Bangalore, spread over 300 acres. These communities combine apartments, villas and plotted formats within master-planned settings built by the same in-house teams used across the company's portfolio.

Institutional Contractual Projects

Alongside its residential business, Sobha Limited runs a sizeable contractual construction arm that has built facilities for multinational corporate clients namely HP, Infosys, Bosch, Biocon, DELL and Timken. This side of the business has delivered 273 contractual projects covering an area of approx 77.92 million square feet, drawing on the same in-house design and manufacturing capabilities that support residential developments.

Pan-India Multi-City Presence

From its Bengaluru base, Sobha Limited has expanded into Delhi NCR, Coimbatore, Kerala, Chennai, Hyderabad, Pune and GIFT City, with Mumbai and Greater Noida among its newer markets, and today operates across 27 cities in 14 Indian states. This spread lets the company apply its backward-integrated construction model consistently across markets rather than varying quality by region.

Built In-House

Excellence at Every Level

Sobha Limited's backward integration model means design, engineering, manufacturing and finishing are handled by dedicated in-house divisions rather than external vendors. For buyers, this translates into tighter quality control and consistent finishes across every project, since each stage is executed and inspected within the same company structure, as reflected in the result being fewer delays, tighter cost control, and stronger build quality.

Concrete Products Division

Operating from factories on 25 acres in Bangalore, this division produces the concrete blocks and pavers used across Sobha Limited's residential and contractual projects, part of its KIADB-Bommasandra factories that produce concrete blocks and pavers, glazing and metalwork, modular kitchens and wardrobes, doors, furniture. In-house production allows the company to control material quality and delivery schedules directly.

Glazing & Metalwork Division

This division manufactures the glazing and metalwork components used in facades, windows and doors across Sobha Limited's developments, part of the same in-house factory network that produces concrete, interiors and finishing products for the company's projects. Producing these elements internally allows tighter tolerances and finish consistency than sourcing from external fabricators.

Interiors & Furniture Division

Sobha Limited's interiors division manufactures modular kitchens, wardrobes, doors and furniture for its own projects, as part of factories that produce these products alongside concrete and glazing components. This in-house capability lets the company standardize finish quality across apartments and villas rather than relying on multiple external vendors.

Design & Engineering Division

In-house architecture, engineering and MEP teams take each project from initial design through construction documentation, forming the design to delivery model made possible through in-house competencies to design, engineer, source and manufacture a range of building materials. Keeping design and engineering internal shortens coordination cycles between architects, engineers and site teams.

Quality Assurance Division

Every residential unit at Sobha Limited passes through 1,456 quality checks before handover, a process embedded across the company's in-house divisions rather than outsourced to third-party inspectors. This system underpins the company's reputation for consistent build quality across its portfolio.
